The rules, simply: Dubai caps rent increases by how far your rent sits below the average for similar homes — up to 10% below means no increase, then 5%, 10%, 15% or a maximum 20% the further below you are. Any increase needs 90 days' written notice before your renewal date, or it is not valid.
