Investing in Dubai Marina
Dubai Marina is one of the most liquid rental markets in the city: towers rent quickly, tenants are largely professionals on annual contracts, and re-letting gaps are typically short. That reliability is why investors accept lower headline yields here than in the outer communities.
The main drag on net yield is service charges. Marina towers commonly sit in the high teens to mid twenties per square foot, and chiller arrangements differ building to building — two towers a hundred metres apart can leave an owner thousands of dirhams apart on identical rent.
Older towers price lower per square foot but often carry the heaviest charges and the largest sinking-fund contributions. Newer towers cost more to buy but tend to hold rent better and sit empty for less time.
