Why gross yield misleads buyers
A one-bedroom quoted at 6.7% gross can land near 4% net once service charges, an empty month between tenants, management fees and the 4% transfer fee are counted.
Service charges are the biggest swing factor between two similarly priced buildings. A tower at AED 28 per sqft costs an owner far more each year than one at AED 13 — on identical rent.
